Al knew that the rain outside his home in San Clemente, South Orange County, CA had somehow seeped inside his home when he heard the persistent patter of water droplets pelting the carpet next to his bed where he and his wife were sleeping. The next morning, after phoning a friend to get a referral for a reliable Roof Repair roofing contractor in South Orange County near San Clemente, he called us at WEB Roofing and Roof Repair.

We arrived at his home the same day to perform emergency triage on his roof. In order to protect the interior of Al’s home from what was going to be a very wet week in Orange County, California, we pulled up the damaged layers of his roof and installed new waterproofing material. The following night the rain returned, but this time Al’s home stayed dry inside.

A few days after that we were back on Al’s roof with a custom-fit flashing, which should have been installed by the company that originally constructed his home. It was the missing flashing that provided the path of least resistance for the rain water to deteriorate the inside of his roof over successive years.

Al wrote to me in an email: “Wayne, thanks again for the great work you did repairing the leak in my roof, and just in the nick of time before the rains hit! I was lucky to have gotten your name from [my neighbor].”

I am proud to report this story of a word-of-mouth referral leading to another satisfied and happy customer, which means another win-win for WEB Roofing. **

Kelli from Lake Forest, Orange County, CA called the week of Thanksgiving because she had a roof leak and needed a Roof Repair above her garage due to a few cracked tiles. I, owner Wayne Bass, showed up at 8 am the next morning with two of my crew members to fix her roof. Web Roofing to the rescue!

Lake Forest - Roof Leak Caused by Broken Tile

We pulled up the broken tiles to reveal a water-soaked roof area of about 8′ x 10′ above her garage.

Lake Forest - Water had Leaked under damaged tile roofing

Kelli is a satisfied repeat customer for whom we had successfully repaired another section of her roof about two years ago. She works out of her home and keeps sample-products for her business in her garage. So I knew that this roof repair was doubly important to Kelli, for her livelihood and for her home.

Lake Forest - Water Leak Damage to Roof

We provided her with digital photographs like these of the problem area that we took when we were on her roof, but I also showed Kelli where the rain had penetrated her roof from the vantage point of her driveway. As my crew members installed a new waterproof layer of felt and replaced the broken tiles with new ones, two of Kelli’s neighbors joined us in front of her home to chat.

Her next-door neighbor thanked me again for the repair work we did on her roof, and one of her neighbors down the block took my business card to pass along to her architect husband. ”It’s nice to know a roofing contractor we can trust,” she said as I handed her my card. Suddenly, days before our annual feast of turkey and all the fixings, I was already feeling very thankful for having such great customers. I enjoy helping out my customers and I feel privileged to earn their trust.

We fixed Kelli’s roof that same morning. She probably won’t need my help for years to come. Although, if she ever needs a roofing contractor to recommend to one of her neighbors, colleagues, friends or family members I know that I have earned her trust to get the referral.

After initial call, confirmed via e mail, agreed upon time and showed up promptly the next day shortly after 8am, called to confirm we were on our way.

After examining where leak was showing up on garage ceiling, went outside and began to diagnose and envision, from 15 years experience, what was the most likely and logical cause of leak.

Explained to client our philosophy, approach, and assured him we would take pictures to document exactly where, why and how leak occurred and the proper solution.

Isolated 2 areas where we thought, most likely, the problems emanated from.

Drew up a game plan, agreed upon a price, and began our work at hand.

**Proceeded in a safe manner due to steepness of roof, required rope harness etc.

After reconfirming that, in fact, what we surmised to be the cause of leak proved negative, we moved to right above where it was leaking into the garage and then followed to the source, in order to confirm exact cause.

In this case, though much of the work we encountered was done well, the problem was a piece of tile pan 4” by 6” base by 1/2” lip on outside that runs down the fall line along the wall of house adjacent to roof over garage. When the original crew installed “battens”, they ran them beyond the tile pan, collapsing that edge which then allowed water from above that was cascading down to drop into that channel to overflow and run on to the felt. This in turn caused water to run down, hit various battens, and then proceed to move sideways causing an erosion that eventually wore out the felt and caused the leak.

The full remedy is clearly seen in the pictures , including the area where dry rot wood was replaced.

Thru-out, kept the client apprised of the progress and process, full disclosure with his best interest at heart, complete follow up and completion.

Full clean up, pictures sent, fresh walk around with foreman, last tile on slope in back reanchored.

We repair roofs right, the first time, for life - guaranteed! That statement wouldn’t mean anything if we had not been doing just that the past 12 years, consistently. There are some communities within Rancho Santa Margarita where we have been working for 10 years running and we have completed repairs or full restorations on hundreds of these homes.

HOW TO CHOOSE THE BEST RANCHO SANTA MARGARITA ROOFING CONTRACTOR - 1. Make sure they diagnose your problem and show you exactly where, why and how the leak started. 2. Make sure they explain and write out exactly how they are going to fix it so that is stays fixed. 3. Make sure they give you proof that what they said they were going to do , they actually completed.

CASE HISTORY - RANCHO SANTA MARGARITA ROOF LEAK PROBLEM - MAY 2010

Nothing will help the homeowner in need of roofing repair services in RANCHO SANTA MARGARITA more than this very recent and real story - THE GOOD, THE BAD AND THE UGLY OF ROOFING CONTRACTORS IN RANCHO SANTA MARGARITA

There was leaking into the house, on the ceiling, all around the area of the fireplace. When we went up on the roof, we determined that, for sure, the felt had given way, that it in fact had deteriorated in the area of the metal flashing. In addition, we cautioned the client that the skylight, just a few feet away, and in close proximity to the chimney, was also a suspect source of this leaking. At first, he just wanted us to fix around the chimney, as the other “internet roofer”, had suggested this limited fix. We convinced him and because of our senior discount, he paid only slightly more than he would have with the other option.

Lucky he did-once we pulled up the tiles around the chimney and the skylight, it was clear and in the pictures we took that the leak had several sources and the area of the skylight was significant.

Now, his project is complete and that entire part of the roof will stay maintenance for years to come.

SO…IT IS OFTEN NOT A QUESTION OF HOW LONG YOU HAVE BEEN IN BUSINESS - BUT, ARE YOU ANY GOOD? AND WHO SAYS SO? HAVE YOU, WITH INTEGRITY,CONSISTENTLY SERVED THE COMMUNITY? - In this case Rancho Santa Margarita.

For the past 12 years, our motto has remained the same “…all the fun and all the satisfaction in what we do is coming through for people”.

Wayne Bass is Owner/Contractor of Web Roofing and Windows in Mission Viejo. He has been in the home improvement business since 1988 from the same current location. His current company was started in 1998 and they are both a general contractor and a roofing contractor. For the past 12 years they have specialized in difficult leak detection and repair as well as full roof restoration. They also routinely change out hundreds of feet a week of termite damage wood and dry rot wood.

Obama Home Energy - efficiency program - Rancho Santa Margarita - energy rebate program may not be the only way for homeowners in Rancho Santa Margarita to save money.

Before you spend thousands of dollars on energy saving products (Energy Star Products) get phenomenal results with these (6) six inexpensive home secrets.

1.When battling summer heat, give yourself a fighting chance. First, try to cool the whole house down as much as possible - windows open ( hopefully you have dual glaze, energy efficient windows), and let the cool early morning air circulate. That way you might start the day with inside temperature down in the mid 60’s. Then when the sun comes up, and the rays start hitting your house, close the windows and pull the shades as the first line of defense.

2.The next defense is not let areas of the house heat up because of trapped hot air. The biggest offenders are garages and closed in attic areas. In the case of garage, have a simple Ohagen roof vent installed to let the air seep out. Better yet, have a Solar Vent installed which draws the hot air out during the peak periods, and costs you nothing to run. Of course, lift the garage door a few inches as well to allow the air to circulate.

3.The attic areas are hugh offenders in that temperatures can reach 130 degrees if not dealt with. Here, exhaust fans can be installed with thermostats set to 85-90 degrees. For maximum efficiency, you will need inexpensive roof vents at bottom and top of a slope to allow for free flow of air.

4.If you have windows and doors that directly face the afternoon sun, it is good to try and intercept the suns rays before they have a chance to attack your structure. Outside umbrellas or awnings are a great way to control the heat before it reaches the exterior of your house.

5.Inside, having ceiling fans circulating the air will make any room temperature more tolerable.

6.Finally, a whole house fan, is a great way at the end of the day to begin to bring in the cooler air from outside and , at the same time, evacuate built up warmer air that still resides in the attic areas.

In southern california, even on really hot days, you can maintain the inside temperature in the mid to high 70s without running the air conditioner, using these simple methods.

MILLION DOLLAR VIEW OVERLOOKING THE PACIFIC - This art filled home happened to be in Laguna Beach, but it just as easily could have been in Laguna Niguel, Rancho Santa Margarita or San Clemente. The house is beautiful inside and out and yet the owners have felt imprisoned the last few years. As they relayed to me, four different roofers had “fixed” their roof over the past 10 years and they still had leaks and were reluctant to travel for any length of time because of the threat of roof leaks and interior water damage.

At Web Roofing, we have been specializing in the repair and restoration of roofs since 1998 - The last great El Nino! But more than just repair and restore - what we really specialize in is putting the clients needs, comfort and confidence first. That is why we take the time to determine exactly where, why and how a roof is leaking - but then we take the extra step of documenting the conditions with digital photography so the client can understand for themselves what went wrong and what it will take to fix it.
Our typical clients are astute and savy - they want information, options, soutions and proven performance. AND what they really want is a contractor who knows and cares.

That is why our motto has staid the same for the past 12 years - “At the end of the day we hope to have made a profit - but all the fun, all the enjoyment and all the satisfaction is in Coming Thru for People”

Location - Mission Viejo,
Roofing Contractor and General Contractor
Highest rating with BBB - A+
Five Star Ratings on Google, Yahoo and Angies List

This particular client just called me over the holidays to thank me for our service, but even more for the peace of mind he has enjoyed. He and his wife have traveled out of town on several occasions since the repair and not worried about the security of their home.

For immediate help with a problematic, leaky roof please feel free to give us a call at (949) 290-7210.

Go outside and try to view your roof from every angle. Do you notice slid tiles, missing tiles, cracked tiles, heating roof pipes without caps, concrete missing? These are all signs of impending roof problems and sure leaks if not addressed. “ An ounce of prevention - a pound of cure!” If caught early enough, all these problems can be remedied simply at relatively low cost.

Be sure your gutters are angled properly and they are free of leaves and other debris, so the water can flow properly to the ground. If water overflows the gutters or water is forced away from the downspout , the result can be water intrusion into you home needlessly. Again, check and be sure. These are all easy adjustments and clean up.

Be vigilant. Take a good look at the walls and ceilings of your house early during the first significant storms. Water is not subtle and if your roof is leaking, it will show on the ceiling, on the walls, at the baseboards or around windows and doors. As with so many things in life, early detection and appropriate repair will save you hundreds of dollars and more . You can avoid having to deal with expensive interior repairs, drywall, carpet and mildew or worse.

Don’t forget to check areas of the garage, closets, attics and other secondary areas.

Most roofing materials are quite durable and long lasting. With just some common sense prevention, you and your roof can survive quite nicely in 2010.
Sincerely,
Wayne Bass
