There was leaking into the house, on the ceiling, all around the area of the fireplace. When we went up on the roof, we determined that, for sure, the felt had given way, that it in fact had deteriorated in the area of the metal flashing. In addition, we cautioned the client that the skylight, just a few feet away, and in close proximity to the chimney, was also a suspect source of this leaking. Obama Home Energy - efficiency program - Rancho Santa Margarita - energy rebate program may not be the only way for homeowners in Rancho Santa Margarita to save money.
Before you spend thousands of dollars on energy saving products (Energy Star Products) get phenomenal results with these (6) six inexpensive home secrets.
1.When battling summer heat, give yourself a fighting chance. First, try to cool the whole house down as much as possible - windows open ( hopefully you have dual glaze, energy efficient windows), and let the cool early morning air circulate. That way you might start the day with inside temperature down in the mid 60’s. Then when the sun comes up, and the rays start hitting your house, close the windows and pull the shades as the first line of defense.
2.The next defense is not let areas of the house heat up because of trapped hot air. The biggest offenders are garages and closed in attic areas. In the case of garage, have a simple Ohagen roof vent installed to let the air seep out. Better yet, have a Solar Vent installed which draws the hot air out during the peak periods, and costs you nothing to run. Of course, lift the garage door a few inches as well to allow the air to circulate.
3.The attic areas are hugh offenders in that temperatures can reach 130 degrees if not dealt with. Here, exhaust fans can be installed with thermostats set to 85-90 degrees. For maximum efficiency, you will need inexpensive roof vents at bottom and top of a slope to allow for free flow of air.
4.If you have windows and doors that directly face the afternoon sun, it is good to try and intercept the suns rays before they have a chance to attack your structure. Outside umbrellas or awnings are a great way to control the heat before it reaches the exterior of your house.
5.Inside, having ceiling fans circulating the air will make any room temperature more tolerable.
6.Finally, a whole house fan, is a great way at the end of the day to begin to bring in the cooler air from outside and , at the same time, evacuate built up warmer air that still resides in the attic areas.
In southern california, even on really hot days, you can maintain the inside temperature in the mid to high 70s without running the air conditioner, using these simple methods.

How to Protect Your Home From Leaks | Roof Maintenance

Go outside and try to view your roof from every angle. Do you notice slid tiles, missing tiles, cracked tiles, heating roof pipes without caps, concrete missing? These are all signs of impending roof problems and sure leaks if not addressed. “ An ounce of prevention - a pound of cure!” If caught early enough, all these problems can be remedied simply at relatively low cost.
Be sure your gutters are angled properly and they are free of leaves and other debris, so the water can flow properly to the ground. If water overflows the gutters or water is forced away from the downspout , the result can be water intrusion into you home needlessly. Again, check and be sure. These are all easy adjustments and clean up.
Be vigilant. Take a good look at the walls and ceilings of your house early during the first significant storms. Water is not subtle and if your roof is leaking, it will show on the ceiling, on the walls, at the baseboards or around windows and doors. As with so many things in life, early detection and appropriate repair will save you hundreds of dollars and more . You can avoid having to deal with expensive interior repairs, drywall, carpet and mildew or worse.
Don’t forget to check areas of the garage, closets, attics and other secondary areas.
Most roofing materials are quite durable and long lasting. With just some common sense prevention, you and your roof can survive quite nicely in 2010.

ARA K. , A long time resident of Laguna Niguel, called us in to deal with his roof leak problems. He choose another contractor 3 1/2 years ago to fix his leaking roof. This roofing contractor had been in business for 28 years and you can easily find him on the internet. Ara told me his story of frustration , that this same contractor had been out a total of 4 times to “fix” his original repair and the recurring leak with no lasting success and finally told Ara he had no alternative but to get a whole new roof.
While it is true that the house was getting to the age where the underlayment was probably suspect, it was also true that we could absolutely stop the leaks in the areas where he was having the problems without going the the expense and inconvenience of total replacement.
As you can imagine, Ara was skeptical but we won him over. When we did the work, I took pictures to show him what the other contractor did and did not do. Roofing San Juan Capistrano - RENT YOUR HOUSE FAST

It’s been great fun repairing and restoring roofs and repairing dry rot In San Juan Capistrano for the past 11 years. Some of our clients call us “The San Juan Capistrano Roofer”. That is a flattering exaggeration, but in one community of 180 homes alone we have completed repairs one over 60 of them.
Our most recent client came to us as a referral from several of his neighbors, including right next door and just across the street. In both of those cases, we performed a full roof restoration within the past year.
HE HAD THREE SPECIAL REQUESTS
1. He needed the work done immediately, as the last tenant had moved out, and he needed to release it ASAP.
2. Besides the fact that this was a 2 piece clay roof (one of the more intricate roofs to work on), there was a significant amount of wood that needed to be replaced (dry rot or termite damaged wood) 300 feet of fascia, over 500 feet of shiplap or starter board along with over 30 support rafters and a half dozen sheets of plywood. In addition, the felt (black tar paper-underlayment) was worn through and needed to be replaced.
3. Finally , he wanted the wood all primed and painted before installation (a service we routinely provide) but also wanted a second coat of final paint on all the wood.
